General
  • What is Individual Leasing?

Individual leasing means your student signs a lease for their specific bedroom, rather than being financially responsible for the entire apartment. This is helpful for parents because if a roommate moves out, the remaining residents are not responsible for that roommate’s rent. Common areas, such as the living room and kitchen, are shared by the roommates in the apartment.

  • Are The Apartments Furnished?

Yes! Brooks at Stillwater offers fully furnished apartments, making move-in easier for both students and parents. Apartment features include furnished living rooms and bedrooms, full XL mattresses, stainless steel appliances, in-unit washer and dryer, and a 42-inch TV in the living room. For parents, this means fewer large furniture purchases, less moving-day stress, and a more convenient transition into off-campus living.

  • Does Brooks at Stillwater Offer Roommate Matching?

Roommate matching is available through our online portal to help students find compatible roommates. Students can share their preferences, and the community uses that information to match them with like-minded residents. This can be especially helpful for students who are new to Stillwater, do not already have roommates selected, or want the experience of shared apartment living near OSU.

  • How Does My Student Pay Rent?

Rent is due on the first of each month and may be paid online through the resident portal by ACH, debit card, or credit card. Cash is not accepted, and convenience fees may apply for online payments. Brooks at Stillwater also recommends reviewing the housing contract for full payment details, including late fees. The online payment process gives students and families a simple way to manage monthly housing payments.

  • What Floor Plans Are Available?

Brooks at Stillwater offers floor plans designed for student living, including 1-bedroom, 2-bedroom, and 4-bedroom options. Current floor plan features include fully furnished apartments, stainless steel appliances, individual leasing, in-unit washer and dryer, spacious walk-in closets, private balcony or patio, and private bedrooms and bathrooms. Rates are listed per person/per bed and are subject to change.

  • Does My Student Get Their Own Bedroom and Bathroom?

Our floor plans offer individual bedrooms and bathrooms. This gives students their own personal space while still allowing them to enjoy the benefits of living with roommates in a shared apartment. For parents, this setup can provide additional peace of mind with students having their own dedicated space to sleep, study, and unwind.

  • Is Brooks at Stillwater Close to OSU?

Yes! Brooks at Stillwater is conveniently located near Oklahoma State University, being only 0.8 miles or about a 3 minute drive away. With the OSU bus route picking up right in front of our community leading to the main campus, getting to campus is straightforward. Additionally, students can walk, bike, drive making it easier to get to class, the library, campus events, or game days.

  • What Should My Student Bring?

While furniture and appliances are included, students should still bring personal belongings and everyday essentials. We recommend common-area items such as electronics and cords, décor, trash bags, cookware, dishes, utensils, coffee maker, cleaning supplies, dishwasher detergent, and laundry detergent. Bedroom and bathroom items may include linens, pillows, a mattress pad, towels, toiletries, shower curtain and hooks, a trash can, décor, electronics, and anything else that helps your student feel at home. Parents may want to coordinate with roommates before move-in to avoid duplicate purchases for shared spaces.

  • Are There Study Spaces On-Site?

Yes! Brooks at Stillwater offers a 24-hour cyber café with private study rooms, high-speed internet, and printing access. This gives students a convenient place to focus on schoolwork outside of their apartment, whether they are studying between classes, working on group projects, or preparing for exams.

  • What Happens If Something Needs To Be Repaired?

Brooks at Stillwater has an on-site maintenance team to assist residents with repair requests. Students can submit a service request through the online resident portal, email the community, or visit or call the office during normal business hours.

For emergency maintenance, a maintenance team member is on call 24/7 for issues such as door or window lock problems, major leaks, plumbing issues, no heat or AC during weather extremes, a refrigerator not cooling, or loss of electricity, gas, or water. Emergency requests should be made by calling the office.
